Light & Heavy Industrial Zoning Amendments


The City of Charleston is proposing amendments to the Light Industrial (LI) and Heavy Industrial (HI) Zoning Districts.

On June 18, 2019, City Council will review the proposed zoning ordinance amendment linked below and a rezoning ordinance that will change the zoning classification for various properties throughout the City (see ordinance and maps below).  The City’s Planning Commission will hold a public hearing for the Zoning Code amendment and the rezoning ordinance on July 17, 2019 and vote to make a recommendation to City Council.

City Council Review

The proposed amendment will be reviewed by City Council again at its meeting on August 20, 2019, 5 p.m, City Hall, 80 Broad Street, Charleston.

The proposed Zoning Code amendment removes the following uses from the LI and HI zoning districts: residential uses, nursing and personal care uses, and school uses. More details are contained in the document linked below.

The proposed rezoning ordinance changes the zoning district on specific properties throughout the City from either Light Industrial (LI) or Heavy Industrial (HI) to another zoning district more compatible with the surrounding area.
