The Zoning Division, within the Department of Planning, Preservation & Sustainability, administers one of the most complex zoning ordinances in the country.  To preserve our historic city and its neighborhoods, manage tourism impacts, and protect our beautiful natural setting while accommodating growth and enabling economic development, the Zoning Ordinance includes a wide range of regulations.  Currently, the ordinance includes 44 base zoning districts, 12 overlay zoning districts, 16 Old City height districts, 62 Planned Unit Developments, and 4 Neighborhood Districts.

The Zoning Division also administers the City's Technical Review Committee and two separate Boards of Zoning Appeals: one board that deals with traditional zoning regulations including use, building setbacks, height restrictions, and parking, and one board that deals with site design regulations including tree protection and landscaping.  We also assist with rezoning applications and present subdivision requests to the Planning Commission.  Our coworkers in the Preservation Division administer all the zoning regulations pertaining to the Board or Architectural Review and the Design Review Board.

Permit Center Hours of Operation: 
M-F, 8:30 a.m. - 5:00 p.m.
Closed Saturday and Sunday. 
(includes permit issuance, business licensing, BAR, Zoning, and code review).
